Terms & Conditions
- We accept deposits of 50% of the total booking cost, subject to a minimum of £100. Balance is due 7 days before the date of arrival and guests will receive a reminder email prior to this. Guests also have the option to pay in full at the time of booking.
- Bookings may be cancelled up to 2 months before the date of arrival for a full refund. Subject to availability, bookings may also be transferred to a later date. These amendments must be made a minimum of 2 weeks before the date of arrival. If you change to another date for which a higher sum is charged, you will need to pay the difference at the time of change.
- We reserve the right to refuse access to any guests exhibiting unacceptable or antisocial behaviour, under which circumstances no reimbursement of booking charges will be due.
- We will not accept any liability for any damage to or loss of any personal property while on site.
- We kindly request that any complaints be made during the stay in order to give us the opportunity to rectify any problems. If after contacting the Manager you still feel the problem has not been resolved to your satisfaction, then you must put your complaint in writing to “The Proprietors” within fourteen days of your return from Florida Manor / Birch Cabins.
- We are relieved of any liability should, due to circumstances beyond our control, the property become unavailable or unsuitable for letting. In such occurrences, any money paid will be reimbursed in full and the booking will be cancelled.
- We reserve the right to levy a cleaning charge if the property is left in a particularly poor condition.
- A holding deposit for damages will be required at the time of booking. This deposit will be refunded after your stay, provided no damage has occurred.
- The property / cabins are thoroughly cleaned and all linen and towels are changed between lettings.
- We ask that any noise outside of the property i.e. music playing, has ended by 10.30pm, this is to ensure all guests/residents on site can expect a quiet and relaxing evening.
- Florida Manor is a peaceful and tranquil countryside retreat surrounded by farm animals and wildlife. As such, we ask that all guests respect the grounds we are located in.
Dog Terms & Conditions
- A selection of the cabins have been designated as dog friendly. These are cabins 2, 4, 6 and 8.
- Your dog must be on a lead at all times when not inside your cabin.
- Guests are responsible for their dogs and behaviour at all times whilst at Florida Manor & Birch Cabins.
- Dogs are not permitted to sleep on the beds. We kindly ask that you bring your own dog bed for your pet to sleep in.
- Your dog cannot be left in the cabin alone.
- If furniture, bedding or any other items or property are damaged during your dog’s stay, this will be charged directly to you.
- Our cabins do have direct exterior access to make it as convenient as possible to manage doggy toilet breaks.
- Please kindly clean up after your dog. If your dog soils the cabins in any way an additional cleaning charge of £100 will be charged to you.
- There is a maximum of one dog permitted per room.
